McKinley Edwards Inn – Policies & Guest Information
At McKinley Edwards Inn, we consider every guest’s reservation both important and special. As a small, exclusive property, our policies are designed to ensure fairness while supporting the continued care of the guest experience we provide.
Deposit & Payment: An advance payment equal to one night’s stay plus tax is required at the time of booking to confirm your reservation.
Cancellation Policy: If your travel plans change, we kindly ask that you notify us at least 14 days prior to your arrival date to receive a full refund of your deposit.
Cancellations made with less than 14 days’ notice will incur a charge equivalent to one night’s stay. If you choose to shorten your visit or depart early, we ask that you understand we must charge for the full reservation as originally booked. However, if we are able to rebook your room(s), a full or partial refund may be possible.
COVID-19 Contingency Policy: In the event of a government-mandated shutdown due to COVID-19 or a related variant, we will work with you to reschedule your reservation for a future date or provide a credit voucher equal to your deposit amount, valid for one year from the date of cancellation.
Group & Special Booking Policies: A 30-day cancellation notice is required for:
Whole-house bookings
Multiple-room bookings

Smoking Policy: Absolutely no smoking is permitted inside the Inn public buildings and guest-suites on property. Designated outdoor smoking areas are available for your convenience.

RATES & RESERVATIONS
Nightly rates are based on double occupancy. Additional adult guests in room are $10 per night per person. Children under 18 are free.
We offer a 5% discount for present and past military service members, First Responders, AAA members and AARP members. When booking online, please go to our Discount tab and add your discount. There is also an automatic 5% discount for same room stays that are three nights or longer.
We accept cash and all major credit cards.
Discounts do not apply to our Cottage in July or October.
CANCELLATION POLICY
We know that plans may change. However, in our location, we rely primarily on advance reservations, and cancellations are difficult to fill. So, in fairness to all concerned, please observe the following:
1) An advance deposit of one night’s rate (including tax) is required at time of reservation.
2) Deposit will be happily refunded or applied to a new date, if cancellation is received 14 days prior to arrival. Cancellations within 14 days of arrival will forfeit the deposit. Management will consider extenuating circumstances.
SMOKING
All of our rooms at McKinley Edwards Inn are non-smoking. However, we do have several Smokers’ Outpost receptacles on the grounds. Smoking in the room will result in a $500.00 fine.
PET POLICY
At McKinley Edwards Inn, we understand that your dog is just as much a part of the family as other members. We are thrilled to be a pet-friendly hotel in Bryson City and welcome pets up to 75 pounds in select rooms. To ensure that all our visitors have an enjoyable stay, we ask that guests traveling with their four-legged friends sign the policy below upon check-in. Please note, there is a $75.00 pet fee and no more than two pets per suite maximum.
I have read and agree to the following:
• My pet(s) weighs 75 pounds or less, combined.
• I understand that only two pets are allowed per guest room
(total weight 75 pounds) .
• My pet’s vaccinations are up-to-date and he or she is free
of fleas or ticks.
• My pet is not aggressive and is well-socialized with other
animals and guests.
• I agree to clean up after my pet and properly dispose of any
waste.
• I understand that my pets are not allowed on the furniture
or bedding.
• I understand that if I leave my pet unattended in the room, it
must be crated. (In the event you need to board your pet
for the day, we recommend Mariners Manor Dog Boarding
• (828) 554-1360. The Cost is $25 per day.
• I understand that I could be fined an additional $25 if my
pet causes disturbances to other guests such as excessive
barking or whining.
• My pet will always be on a leash with a maximum range of
six feet or in a carrier when outside of the room.
• I understand that a non-refundable pet charge of $75.00 per
pet will be charged for post-departure room cleaning. I
further understand that this fee does not include any
additional costs which may result from damage or the need
for excessive cleaning of soiled linens, carpeting or furniture.
I also agree that the condition of the room is based on the
sole judgment of management upon my departure.
• I accept full responsibility for any liability arising from my
pet (pet damage or personal injury to hotel, hotel staff,
guest, third party or property).
MOBILITY ALERT @ SLOPED WALKWAYS AND STEPS
The McKinley Edwards Inn 1.5 Acre estate features beautifully landscaped grounds with differing slopes and steps, and can be challenging for those with mobility concerns. Our 1st Floor guest rooms best suited for those with mobility concerns are as noted:
A1, A2, The Retreat, B1, B2
Please note that all other guest rooms require going up/down steps that are or can be narrow for one with mobility needs. The Innkeepers can assist with guiding you to the best guest suite to book to ensure your comfort and safety. Give us a call, we look forward to making your visit special!

AUTO-COLLECT
At the time of booking, the first night's rate will be collected. Payment for all gift certificates will also be collected. Applies to: all reservations.
CHILDREN & PETS
Children are welcome with an accompanying adult. Children age 12 and under stay free. Pets are welcome. Pets must weigh under 75 pounds.
